Building a new contraction home can be an exciting time. Choosing the floor plan and lot along with interior and exterior options designed to your specific taste and preference. It’s in your best interest to be represented by your own Realtor® and here is why:why you should use a realtor when purchasing a new build
Builder sales agents work for the builder:
Builder agents provide a valuable service that includes explaining the differences between floor plans, upgrades, lots and builder specials. The builder’s agents are obligated to give you this information. Keep in mind, the builders agent represent the builder. Not you as the buyer. Realtors® help navigate the complex home building process and represent you as the buyer. You have a trusted advisor on your side when you hire your own Realtor®. Remember, Realtor® services are FREE to you. The builder pays the commissions. Some have asked if builders charge more when you have your own Realtor®? The answer is, absolutely not. Builders already calculate Broker commissions in their prices. And no, you won’t get a discount for not hiring your own Realtor®.

Fiduciary Duty: The Buyer’s Agency Agreement ensures the buyer that his/her Realtor® will represent the interest of the buyer NOT the seller. When you hire a Realtor® to represent you, that means you have an expert looking out for you and are contractually obligated to protect you. Your Realtor® can navigate the new-build contract, upgrade options and will work directly with your lender to get you the best financing options and mortgage rate.

Options and Upgrades: Your Realtor® will help you determine what the standard features are and what is an upgrade or additional cost. Builder’s love to load their model homes with high-end features to capture the “wow” factor. Your Realtor® can advise you on what upgrades get you the highest resale return and keep you in budget.

Navigating the build to Closing: Building a new home can be a lengthy, time consuming process. From picking the right floor plan, elevation, lot, upgrades, choices etc. Not to mention understanding the Builder’s contract, disclosures, Public Report, HOA documents and  warranty information. Your Realtor® will explain these documents in full detail and also work closely with your Financing Lender, Title Company and Superintendent. Your Realtor® will also manage that process for you and accompany you on all your inspections to ensure you’re on track and each construction milestone.
